What We Review

  • Crack location, direction, width, continuity and distribution
  • Whether cracks are active, progressive or apparently stable
  • Relationship to beams, columns, slabs, walls, openings and foundations
  • Signs of settlement, rotation, deformation or separation
  • Corrosion, leakage, spalling or other deterioration indicators
  • Past alterations, added loads, removed walls or construction changes
  • Available structural drawings, soil information and building history
  • Need for monitoring, NDT, material testing, trial pits or targeted analysis

From Observation to Engineering Diagnosis

The assessment should distinguish between a visible symptom and its likely mechanism. Some cracks may be non-structural; others may indicate structural movement or distress. Where the cause cannot be established with confidence from visual evidence, the next investigation step should be defined rather than guessed.
